Fire safety and Building Regulations for MMC structures

Watch this webinar to understand the key considerations to be aware of when using modular construction.

The National Fire Chiefs Council (NFCC) outlined their concerns about modular methods of construction (MMC) in their Position Statement (November 2022) and Written Evidence (November 2023). Their concerns include:

  • lack of guidance of design and build an MMC building incorporating fire safety
  • lack of long-term data on the performance of MMC and fire safety
  • exposure to legacy issues from existing MMC buildings

This webinar, organised by CIRIA and BUILDOFFSITE, considered whether the new regulations will reduce the fire safety risk posed by cavities in modular buildings, and explored key considerations including Building Regulations for consultants, local authorities, developers, and designers to be aware of when using modular construction.

Speaker Dr Jennifer Charlson provided an explanation of the Building Safety Regime and the legal/regulatory framework drawing on research from her book Lessons from Grenfell Tower: The New Building Safety Regime which analyses prior significant building fires.
