 130 Technical note T3  For England, Section 175(c) of MHCLG (2018) states that: “Development resulting in the loss or deterioration of irreplaceable habitats (such as ancient woodland and ancient or veteran trees) should be refused, unless there are wholly exceptional reasons and a suitable compensation strategy exists 
This text should replace the existing text which is a quotation from the earlier 2012 version of MHCLG

37 Case study 19  The text of paragraph 1 has been revised as follows: As part of the estate regeneration programme at Woodberry Down, Berkeley working in partnership with Thames Water and the London Wildlife Trust, restored an 11 hectare drinking water reservoir into a wetland for the community to enjoy. This is now a free, beautiful, public amenity.
